Q: How do I list my property with Golden Bay Escapes?
A: Simply contact us via our website, and we’ll arrange an initial consultation to assess your home, discuss management options, and guide you through the listing process.
Q: Can I list my property but manage my own bookings?
A: Yes! We offer flexible listing options where you can choose to manage bookings yourself or allow us to handle them for you.
Q: Where will my property be listed?
A: Your property will be featured on our Golden Bay Escapes website, and other major booking platforms if you opt for standard or full management services. We use a professional management app that can sync with over 140 platforms, giving your property maximum visibility across the web.
Q: What are my responsibilities as a homeowner?
A: Your responsibilities depend on your chosen service level. If you’re using our full management service, we handle everything. If you’re using our listing-only service, you will manage bookings, cleaning, and guest support yourself.
Fees & Payments
Q: How much does it cost to list my holiday home?
We offer a range of flexible management options to suit your needs and budget.
Whether you’re after a simple online listing or full hands-on support, we’ve got you covered:
Basic Listing – Perfect if you just want your home featured on our site and manage the rest yourself.
Standard Management – Ideal for owners who want help with guest bookings, communication, and coordination. You can still book Tineke’s cleaning services directly if required.
Full Management – A complete hands-off solution that includes everything from guest care to cleaning, linen, guest supplies, property checks, and more.
Each tier is priced according to the level of service provided. There is a one-time onboarding fee of $199 to set up your property in our system, including content creation and listing setup.
This fee is waived for all new listings onboarded before 1st August.

Q: When do I get paid for bookings?
A: You receive payouts within 7-10 working days after guests check in, minus our management fee.
Q: Are there additional costs for cleaning and linen services?
A: Yes, cleaning and linen hire are optional add-ons. If you use our full management service, cleaning and linen is arranged and a small portion is charged to guests as part of their booking fee.
Q: Do I need to pay for marketing or advertising?
A: No! If you select our Standard Management or Full Management tiers then we cover the cost of marketing your property, including website listings, and social media promotions.
Guest & Property Care
Q: What happens if a guest damages my property?
A: We require Guest Care Protection. it is a simple and affordable way to ensure peace of mind during your stay. For just $5 per night, this coverage provides up to $500 protection for accidental damages to the property. If damage occurs, we manage the claims process and arrange repairs. Applies only to bookings made direct through our website.
Q: How do you ensure my property is well-maintained?
A: We conduct regular inspections after every checkout if you have opted for the full management services. If maintenance is needed, we’ll coordinate with service providers and notify you.
Q: Do you handle emergency repairs?
A: Yes! We have a 24/7 support team to assist guests, and we can arrange urgent repairs as needed.
Owner Flexibility & Control
Q: Can I block out dates for personal use?
A: Absolutely! You can reserve dates for personal stays anytime via our online owner portal.
However, if you’re on our Standard or Full Management tier, there is a small charge for owner bookings, as we still cover a monthly fee to keep your property active on our management app and booking platforms.
This fee is calculated pro rata on a daily basis, based on how much we pay each month to keep your property listed and maintained in the system.
Q: Can I rent out my home only during certain seasons?
A: Yes, we offer Flexible Listing Options:
✔ Full-time Rental – Maximize bookings year-round
✔ Owner-Occupied – Rent your home only when you’re away
✔ Seasonal Rental – List only during peak seasons
Q: Can I remove my property from your service if needed?
A: Yes, we just ask for a 30-day notice period if you choose to stop listing your property with us. However, any confirmed bookings made prior to your notice must still be honored, even after you no longer use our services.
Cleaning, Linen & Maintenance
Q: Do you provide cleaning services?
A: Yes, we offer professional cleaning services to ensure your property is always guest-ready. Guests are charged for exit cleaning, and regular deep cleans can be scheduled at the owners cost.
Q: Do you provide linen hire?
A: Yes, we offer linen hire services, ensuring fresh, high-quality bedding and towels for every guest stay. This can be included as part of your property’s rental package. If you choose to manage your property yourself but would like to hire linen please contact us.
Q: Do I need to provide cleaning supplies?
A: If you choose full management services, we supply all necessary supplies. If you manage bookings yourself or opt for the standard management, you’ll need to ensure cleaning supplies and essentials are available for your guests.
Insurance, Legal & Tax Considerations
Q: Do I need special insurance for my holiday home?
A: Yes, we strongly recommend short-term rental insurance to cover accidental damage, liability, and unforeseen incidents. Most home insurance companies offer short term insurance for a max amount of days per year.
Q: Do I need to register for GST (Goods & Services Tax)?
A: If your rental income exceeds the GST threshold, you may need to register for GST. We recommend consulting a tax professional for guidance.
